Real estate landing pages for project launches
Buyers compare projects on price per square foot, location and possession date. A project page that answers those three quickly gets more site visits from the same ad budget.

One project per page
Developers and channel partners often send all projects to one listing page. For paid ads that's a leak: the buyer who clicked a 2 BHK ad in one locality should land on that project, with that configuration, at that price range.
What a project launch page needs
- Headline with configuration, locality and starting price. "2 & 3 BHK in Sector 150, Noida, from ₹1.2 Cr*" with the asterisk explained.
- RERA registration number and the RERA website, shown clearly (details below).
- Floor plans and carpet area, gated behind the form if you want, but the configurations should be visible.
- Location advantages with real distances or drive times to metro stations, schools, offices and highways.
- Amenities and specifications with real photos or clearly labelled renders.
- Payment plan and possession date.
- Developer track record: delivered projects and years in business.
- Site-visit booking: form, call button and WhatsApp.
Lead form
- Name
- Mobile number
- Configuration of interest (2 BHK, 3 BHK)
- Preferred site-visit day
Offer the brochure or price sheet as the reason to submit. Leads should reach your sales team instantly (Google Sheet, CRM or WhatsApp alert), because real estate enquiries go cold within hours.
RERA rules for property advertising
Under section 11(2) of the Real Estate (Regulation and Development) Act, 2016, advertisements for a registered project must prominently mention the website address of the state RERA authority where the project's registration details are listed, along with the registration number. This applies to landing pages too. Many state authorities also expect the agent's RERA number when a channel partner advertises. Check your state RERA's current guidance.
Meta treats some housing ads as a special ad category in several countries, which limits targeting options. Declare the category when Ads Manager asks.
Why speed and tracking matter here
Property clicks are expensive. When a page loads in two seconds instead of six, and every lead carries its campaign source, you can see which project and which ad set produce site visits, not just form fills, and move budget accordingly.
Frequently asked questions
Is the RERA number mandatory on a real estate landing page?
For registered projects, RERA requires advertisements to prominently show the state RERA website address and the project registration number. A landing page is advertising, so include both, usually in the hero and the footer.
Should real estate ads use instant forms or a landing page?
Instant forms produce cheaper leads but more wrong numbers and casual browsers. A landing page with pricing and location context produces fewer, more serious enquiries. Track cost per site visit to decide.
What lead magnet works best for property ads?
A price sheet, floor plan PDF or payment plan in exchange for the form. Buyers want those details anyway, and it gives a clear reason to submit.
